Tucked away in the heart of the ever-popular village of South Witham, this beautifully designed stone-built home is packed with character, charm and far more space than you might first expect.

No upward chain

Although built around 26 years ago, the property was thoughtfully designed in a traditional period style, meaning it blends effortlessly with the surrounding village homes while still giving you all the benefits of modern-day living. Think character without the headaches.

From the moment you step inside, the house has a warm and welcoming feel throughout. Exposed beams, stone features and well-balanced living spaces give the property real personality, while the layout works brilliantly for family life, entertaining or simply spreading out and enjoying the space on offer.

The lounge is a fantastic size and centers around an impressive floor-to-ceiling stone fireplace with timber beam over, creating a real focal point to the room and somewhere you can easily imagine cosy evenings during the winter months. There is also a separate dining room, ideal for family meals or entertaining friends, while the kitchen offers a lovely country-style feel with a Belfast sink, range cooker and plenty of natural light from multiple aspects.

To the rear, the bespoke garden room is a brilliant addition to the home. Flooded with light thanks to its glass roof and large windows, it’s the perfect spot for a morning coffee, reading room, home office or simply somewhere to unwind overlooking the garden.

Upstairs, the property continues to impress with four well-proportioned bedrooms, including a spacious principal bedroom complete with fitted wardrobes and its own en-suite shower room. The remaining bedrooms are all generous in size, making this a fantastic option for families, guests or anyone working from home.

Outside, the rear garden has been designed to be both practical and enjoyable, offering a private split-level layout with patio seating areas, raised borders, attractive stone walling and a large artificial lawn for low-maintenance living all year round. There’s also a powered workshop tucked away at the rear, ideal for hobbies, storage or even a small workspace for those needing a bit of separation from the house.

The property also benefits from owned solar panels, helping with overall energy efficiency and running costs, together with off-road parking accessed to the side of the property.
South Witham remains one of the area’s most sought-after villages thanks to its strong community feel, local amenities, schooling and excellent access to the A1 for commuting towards Grantham, Stamford, Oakham and beyond.

Homes with this much personality rarely come to market, especially ones that manage to combine character styling with modern practicality quite so well.

Early viewing is highly recommended.
