Full Management

What is entailed:

We advertise the property across Rightmove, OnTheMarket and our websites, as well as social media. We conduct accompanied viewings and negotiate any offers that come in.

Once tenants have been found, we:

  • Conduct referencing and right to rent checks on all tenants, including credit checks, employment, and former landlord references
  • Identify any safety certificates or documentation that the landlord requires to be compliant on move-in
  • Arrange for the appropriate deposit of flatbond documentation to be signed
  • Take the move-in monies and ensure that the tenancy agreement has been signed

Once the tenancy starts, we:

  • Conduct any repairs required at the property
  • Manage any rental arrears
  • Provide annual statements and negotiate extensions to the contract

At the end of the tenancy, we can issue notices to the tenants and negotiate on the deposit/flatbond on behalf of the landlord.

Who is involved:

The process of finding new tenants is dealt with by our local offices. Then the property is handed to one of our dedicated property management teams, where, in most cases, the landlord will have a single point of contact for their local area.

This is our recommended service for the greatest peace of mind. We look after every aspect of the letting experience, so the landlord doesn’t have to. We act as the main point of contact and it’s ideal for landlords of all levels of experience.

What is entailed:

We advertise the property across Rightmove, OnTheMarket and our websites, conducting accompanied viewings and negotiating any offers. Once tenants are found we follow the same process as Full Management in terms of referencing.

After the tenants have moved into the property, we will:

  • Manage any rental arrears
  • Provide monthly and annual statements
  • Negotiate extensions to the contract

Who is involved:

The branch team find the tenants and deal with the move-in, but the landlord has a dedicated property manager who covers rental arrears, chases, and finalising the move-in process. After the tenants move in, we collect the rent, produce regular statements for our landlords and chase in any rental arrears. The landlord is responsible for maintenance works and for negotiating any deposit release at the end of the tenancy.

Benefits to the landlord:

Ideal for landlords who are hands-on and able to deal with maintenance issues themselves. It’s also suited to landlords who like some interaction with their tenants. However, we still provide financial information and arrears chasing, so landlords don’t have to have those awkward conversations.

What is entailed:

As well as advertising the property we:

  • Find the tenants
  • Conduct referencing on the tenants
  • Complete all the required tenancy paperwork
  • Make sure the landlord has all legal paperwork that is required

Once tenants have moved in, it is over to the landlord to manage the tenancy including maintenance issues, rent arrears and negotiating deposits when the tenancy comes to an end.

Who is involved:

The main contact sits within the local office team. However, our dedicated property manager will oversee the compliance aspect of the let and make sure all documentation is in place ready for the move in day.

Benefits to the landlord:

Perfect for landlords who have experience with the rental market and are confident of managing a property, including all their financial affairs and rent arrears.
