4-bed Detached

Some houses tick boxes.

This one quietly gets on with making family life easier.

Tucked away on the edge of the development in one of Grantham's most convenient locations, this beautifully presented detached home offers something that's becoming increasingly difficult to find - proper family space that actually works in the real world.

With four bedrooms, three reception rooms and enough flexibility for growing families, home workers or simply those wanting room to breathe, this is a house that feels every bit as practical as it is welcoming.

The current owners have clearly loved living here and it shows throughout. The property has been exceptionally well cared for, beautifully presented and has that warm feeling that only comes from a house that's genuinely been enjoyed rather than simply occupied.

The layout works brilliantly.

Need space for a growing family? You've got it.

Need somewhere to work from home without balancing a laptop on the dining table? Covered.

Need separate spaces so everyone isn't living on top of each other during school holidays?

You're going to appreciate the three reception rooms more than you realise.

At the heart of the home sits a spacious kitchen and dining area that naturally becomes the centre of day-to-day family life, while the additional reception rooms provide the flexibility modern families seem to need more than ever.

Upstairs continues the theme with four generous bedrooms, including a principal suite complete with its own en-suite shower room, while the family bathroom serves the remaining bedrooms comfortably.

Storage is another area where this house quietly shows off a little. Built-in storage upstairs and downstairs means there always seems to be somewhere for everything to disappear to - a feature every family appreciates far more than they expect.

Outside, the rear garden enjoys a wonderfully sunny aspect and has been designed to be enjoyed rather than constantly maintained. With a large patio, lawn and composite decking area, there's space for summer BBQs, children's football matches, quiet morning coffees and everything in between.

The private driveway and detached garage sit securely behind gated access, adding both convenience and peace of mind.

Location-wise, it's difficult to fault.

Schools, shops and everyday amenities are all close by, while access to the A1 and A52 is only a couple of minutes away for commuters. Grantham railway station is also just a short drive away, placing London around an hour away by train and making this an excellent option for those splitting their time between office and home working.

The owners described it best themselves:
"Spacious and versatile for a growing family and home workers."

Honestly, that sums it up rather nicely.
This isn't a house trying to impress you with gimmicks or trends that will date in five years' time.
It's simply a really good family home in a really good location that has been properly looked after.

And sometimes those are the best houses of all.

About Grantham

Historic Grantham is a market town in the South Kesteven District of Lincolnshire, 26 miles south of Lincoln, and has a population over 42,000.

The A1, which takes much of the path of the Great North Road, runs past the town, providing excellent road links with destinations across the country. London is just 1 hour away by train and Peterborough takes only 30 minutes.

It is popular with families and features idyllic surrounding villages; it benefits from ‘Outstanding’ primary and secondary schools in the area and plenty of leisure activities.

Lincolnshire and Grantham are steeped in history with many historic houses to explore, including Woolsthorpe Manor, the birthplace of Sir Isaac Newton. The town has a good selection of restaurants, bars and pubs, a thriving arts centre, and plenty to occupy the kids. The cities of Lincoln and Nottingham are both less than 25 miles away.
