Chain-free three-bedroom semi-detached home in a highly sought-after Southgate location. Offering off-street parking, good-sized garden, excellent nearby schools and scope for cosmetic improvement and further expansion STPP, close to Southgate Undergroun

Location. Schools. Potential. Lifestyle.

Guide Price £750,000 - £800,000

A chain-free three-bedroom 1930s semi-detached family home, ideally positioned in one of Southgate's most sought-after residential locations. The property offers well-proportioned accommodation, off-street parking and a good-sized rear garden, while providing excellent scope for cosmetic improvement and further enlargement, subject to the necessary planning permissions.

The ground floor provides a generous through reception room, separate kitchen and additional living/dining space, with three bedrooms and a family bathroom arranged across the first floor. The property retains the proportions and character associated with this popular 1930s style of home, while offering an excellent opportunity for a new owner to modernise and personalise the accommodation to their own taste.

To the front is a private driveway providing off-street parking, while the rear garden offers a good amount of outside space for family use, entertaining and future landscaping. There is also potential to consider further expansion STPP, making this an attractive long-term proposition for buyers looking to improve and enlarge rather than move again.

The location is arguably one of the property's strongest features. Southgate Underground Station is approximately 0.3 miles away, providing Piccadilly Line connections, while Chase Side and the surrounding area offer an excellent choice of shops, supermarkets, cafés, restaurants and everyday amenities. Families are particularly well served, with Ashmole Academy, Osidge Primary School and Ashmole Primary School all within close proximity; Ashmole Primary is currently rated Outstanding, while Ashmole Academy and Osidge Primary are nearby.

About Southgate

Southgate is a suburban area in North London, primarily located within the London Borough of Enfield. The area takes its name from the southern gate of Enfield Chase, ‘South Gate’, which was once a royal hunting ground, and this heritage is still reflected in local street names such as Chase Side, harking back to ancient times.

One of Southgate’s most recognisable landmarks is its Grade II* listed Underground station, designed by Charles Holden and opened in 1933. The area also retains a strong suburban character, with the historic Southgate Green, a selection of local shops, cafés and restaurants, and green spaces including Grovelands Park and Oakwood Park.

In the Lakes Estate you’ll primarily find characterful Edwardian semi-detached homes and some smaller terraces, while Meadway mostly features larger detached properties and popular semi-detached interwar housing.

Its schools, parks, leisure facilities and convenient connections into central London make Southgate an attractive location for families. The area is continuing to evolve through investment in housing, public spaces, and regeneration projects like the New Avenue development. This new-build development will deliver almost new 500 homes alongside a community facility and improved open space. While the Southgate Town Centre Masterplan Vision sets out longer-term proposals for a greener, more welcoming and pedestrian-friendly town centre to broaden its appeal.
