Space, Style, Future Potential
The ground floor is thoughtfully arranged, beginning with a welcoming entrance hallway leading to a versatile front room, currently used as a study but equally suitable as a fourth bedroom or additional reception space. A contemporary ground floor shower room adds practicality for guests or multi-generational living. To the rear, a spacious through lounge provides an excellent entertaining area, flowing seamlessly into a bright conservatory that overlooks the garden. The kitchen/diner is well fitted with ample wall and base units, integrated appliances and generous worktop space, designed for everyday family use and social dining.
Upstairs, the first floor comprises three well-proportioned bedrooms, two of which benefit from built-in wardrobes. A stylish and modern family bathroom serves this level, featuring a bath, wall-mounted basin and contemporary fittings. Access to the loft presents further opportunity for extension, subject to the necessary permissions.
Externally, the property enjoys a well-maintained rear garden, thoughtfully arranged with low-maintenance Astro Turf lawn, mature planting borders and a defined seating area to the rear—ideal for outdoor entertaining. The space also offers excellent potential for further extension or the addition of an outbuilding or home office pod (STPP). To the front, a driveway provides off-street parking alongside a ???ing area, with convenient side access leading to the garden.
The location is a key highlight, with excellent connectivity via Southgate Underground Station offering direct access into Central London. The nearby Southgate Green and Grovelands Park provide attractive open spaces for recreation, while the amenities of Southgate’s high street, including shops, cafés and restaurants, are within easy reach. About Southgate
Southgate is a suburban area in North London, primarily located within the London Borough of Enfield. The area takes its name from the southern gate of Enfield Chase, ‘South Gate’, which was once a royal hunting ground, and this heritage is still reflected in local street names such as Chase Side, harking back to ancient times.
One of Southgate’s most recognisable landmarks is its Grade II* listed Underground station, designed by Charles Holden and opened in 1933. The area also retains a strong suburban character, with the historic Southgate Green, a selection of local shops, cafés and restaurants, and green spaces including Grovelands Park and Oakwood Park.
In the Lakes Estate you’ll primarily find characterful Edwardian semi-detached homes and some smaller terraces, while Meadway mostly features larger detached properties and popular semi-detached interwar housing.
Its schools, parks, leisure facilities and convenient connections into central London make Southgate an attractive location for families. The area is continuing to evolve through investment in housing, public spaces, and regeneration projects like the New Avenue development. This new-build development will deliver almost new 500 homes alongside a community facility and improved open space. While the Southgate Town Centre Masterplan Vision sets out longer-term proposals for a greener, more welcoming and pedestrian-friendly town centre to broaden its appeal.
