Rare Detached Living

A rarely available and beautifully presented Cox Built four-bedroom detached family home, situated on one of Southgate’s most sought-after residential turnings within the highly regarded Ashmole catchment area. Thoughtfully extended and lovingly curated, the property successfully combines original character features with contemporary family living.

The ground floor offers a welcoming front reception room, whilst to the rear is an impressive open-plan lounge and dining space flowing seamlessly into a modern fitted kitchen. A striking full-width and full-height glazed wall with French doors creates an exceptional connection to the garden, allowing an abundance of natural light throughout the living space. Further benefits include a practical pantry, utility room and a contemporary ground floor shower room with WC.

The first floor comprises three well-proportioned bedrooms, a family bathroom and an additional separate shower room, ideally suited to growing families. The top floor hosts a substantial principal bedroom with useful eaves storage and further scope for extension, subject to the necessary consents.

Externally, the property enjoys attractive front and tiered rear gardens with mature planting and established shrubs, creating a peaceful outdoor setting. To the rear of the garden is a versatile air-conditioned outhouse/work studio with a seating area to the front, ideal for home working, hobbies or additional entertaining space. A detached garage with mains power supply and a shared driveway complete the offering.

The location is particularly popular with families, being within easy walking distance of Osidge Primary School and Ashmole Academy, alongside nearby parks and recreational facilities including Brunswick Park and Grovelands Park. Southgate Underground Station (Piccadilly Line) provides convenient access into Central London, whilst nearby Hampden Square and Southgate high street offer a range of cafés, restaurants, boutiques and everyday amenities. About Southgate

Southgate is a suburban area in North London, primarily located within the London Borough of Enfield. The area takes its name from the southern gate of Enfield Chase, ‘South Gate’, which was once a royal hunting ground, and this heritage is still reflected in local street names such as Chase Side, harking back to ancient times.

One of Southgate’s most recognisable landmarks is its Grade II* listed Underground station, designed by Charles Holden and opened in 1933. The area also retains a strong suburban character, with the historic Southgate Green, a selection of local shops, cafés and restaurants, and green spaces including Grovelands Park and Oakwood Park.

In the Lakes Estate you’ll primarily find characterful Edwardian semi-detached homes and some smaller terraces, while Meadway mostly features larger detached properties and popular semi-detached interwar housing.

Its schools, parks, leisure facilities and convenient connections into central London make Southgate an attractive location for families. The area is continuing to evolve through investment in housing, public spaces, and regeneration projects like the New Avenue development. This new-build development will deliver almost new 500 homes alongside a community facility and improved open space. While the Southgate Town Centre Masterplan Vision sets out longer-term proposals for a greener, more welcoming and pedestrian-friendly town centre to broaden its appeal.
