18th Century Period Home

Guide Price: £650,000 - £680,000. This exquisite 18th-century residence presents a rare opportunity to acquire a substantial and beautifully proportioned home set on a generous plot in a desirable location. With over internal accommodation arranged across two expansive floors, the property offers an exceptional blend of historic charm and contemporary living. Thoughtfully extended and sympathetically enhanced over time, it is ideally suited to large families, multi-generational living, or those seeking flexible space for home working or income generation.

From the moment you enter, the character and grandeur of the home are immediately apparent. The ground floor is defined by its scale and versatility, beginning with a central hallway that leads to a truly magnificent lounge. A charming study sits just off the orangery room, providing an ideal space for working from home, while the tranquil orangery room to the rear offers the perfect retreat with views across the garden. The formal dining room, equally generous in size, provides an elegant space for entertaining, and connects seamlessly to the heart of the home — a spectacular 22-feet kitchen and dining area. This vast and sociable room has been designed with family life and entertaining in mind, with ample room for dining, relaxing, and cooking, all opening out to the rear garden. A practical back entrance hall leads to a separate utility room and ground floor WC, ensuring everyday convenience. A spacious ground floor bedroom is also located at the front of the house, ideal for guests, elderly relatives, or as an additional reception space.

Upstairs, the sense of space continues with five further bedrooms arranged around a central landing. The principal suite is a luxurious haven, and complete with a further option to create a stylish en-suite should you wish. Adjacent to this is another double bedroom, which could function perfectly as a dressing room, nursery, or private study. Three further well-appointed double bedrooms are situated across the landing, all offering generous proportions and natural light. A modern family shower room, finished to a high standard, serves these rooms comfortably.

Beyond the main accommodation reveals a superb annexe, currently configured as two spacious rooms. This extra space offers enormous flexibility and could serve as independent living quarters, a home office suite, creative studio, or even as a potential Airbnb or holiday let, subject to the necessary consents. Its extension from the main house allows for privacy and autonomy, enhancing its appeal for a range of uses.

Externally, while the precise plot dimensions are not detailed, the layout of the home suggests a substantial and mature setting with plenty of space for landscaped gardens, outdoor entertaining areas, and potential further development if desired. This is a home that invites imagination — a truly adaptable property that retains all the charm of its 18th-century origins while offering the scale and flexibility required for modern life.

A unique and elegant property of this calibre, with its blend of period character, expansive proportions, and flexible layout, rarely comes to market. Early viewing is strongly advised to appreciate the full extent of what this magnificent home has to offer.

About Dereham

Dereham, in the heart of Norfolk, is controlled by Breckland District Council and is one of the larger towns in the centre of the county with a population of more than 17,800.

It has good access to the A47 to Kings Lynn and Norwich, and its location makes it easy to reach the Midlands. Tourists use the town to access the Norfolk Broads, coastal resorts and other attractions. Historically, it was a farming town, although there is now a large diverse range of businesses.

A ‘must-visit’ in Dereham is the Mid Norfolk Railway, run by railway enthusiasts. The line starts in the town and travels to Wymondham Abbey. Dereham also has a restored windmill, built in 1836, which has changing exhibitions and is open to visitors.
