Charming 3-bed semi-detached cottage
Nestled within the heart of the highly sought-after Norfolk village of Saham Toney, this enchanting three-bedroom semi-detached cottage perfectly blends period charm with practical family living. Brimming with character and thoughtfully enhanced by its current owners, this is a home that immediately welcomes you in and invites you to stay.
From the moment you step inside, the sense of warmth and history is undeniable. The cosy lounge is a true focal point of the home, featuring a characterful wood-burning stove set within a beautifully restored fireplace — perfect for curling up on winter evenings as the fire crackles away. Original exposed beams run throughout the property, adding texture and authenticity, while the carefully revived fireplaces further celebrate the cottage’s heritage and craftsmanship.
Flowing seamlessly from the lounge is the dining room, a wonderful space for both everyday family meals and entertaining guests. This room connects effortlessly to a dedicated hobby area, creating a flexible and inspiring space that could be used for crafts, reading, or children’s activities — adaptable to suit your lifestyle.
To the rear of the property lies the impressive extended kitchen, thoughtfully designed to serve as the heart of the home. Generous in size and flooded with natural light from patio doors, this space feels bright, airy, and welcoming. The doors open directly onto the garden, creating a lovely connection between indoor and outdoor living during the warmer months. There is ample room for culinary creativity, social gatherings, or relaxed family mornings. A separate utility area keeps laundry and household essentials neatly tucked away, maintaining the kitchen’s clean and functional feel. The ground floor is further complemented by a conveniently located bathroom, adding everyday practicality to this charming home.
To the side of the property, a separate boot room provides invaluable additional storage. Ideal for coats, footwear, gardening equipment, and muddy boots after countryside walks or days spent outdoors, it keeps the main living spaces uncluttered and organised.
Upstairs, the cottage continues to impress with 3 bedrooms offering both comfort and versatility. The principal bedroom is a particularly attractive retreat, benefitting from a walk-in wardrobe/closet that provides excellent storage while maintaining a calm and uncluttered sleeping space. In addition, there is a dedicated area within the master bedroom that lends itself perfectly to home working, creating a private office nook or study area — ideal for those working remotely or needing a quiet space for focus.
The second bedroom is a generous double room, comfortably accommodating bedroom furniture and offering a bright and restful environment for family members or guests. The third bedroom is a single room, thoughtfully proportioned and highly adaptable — perfect as a child’s bedroom, nursery, dressing room, or alternatively a separate home office if required. Together, the upstairs layout provides flexible living to suit modern family needs.
Outside, the property continues to impress. The generous garden offers a fantastic opportunity for keen gardeners to truly make their mark. Whether you envision vegetable patches, colourful borders, outdoor seating areas, or a children’s play space, there is ample room to shape the garden to your taste. A substantial workshop is positioned at the rear of the garden — perfect for DIY projects, hobbies, storage, or even potential studio use.
Beyond the back gate, you will find a private parking area providing space for multiple vehicles — a rare and valuable feature — along with an additional storage area for further convenience.
Full of charm, original features, and flexible living space, this delightful cottage offers the perfect balance of character and comfort in a desirable village setting. A truly special home ready for its next chapter.

About Dereham
Dereham, in the heart of Norfolk, is controlled by Breckland District Council and is one of the larger towns in the centre of the county with a population of more than 17,800.
It has good access to the A47 to Kings Lynn and Norwich, and its location makes it easy to reach the Midlands. Tourists use the town to access the Norfolk Broads, coastal resorts and other attractions. Historically, it was a farming town, although there is now a large diverse range of businesses.
A ‘must-visit’ in Dereham is the Mid Norfolk Railway, run by railway enthusiasts. The line starts in the town and travels to Wymondham Abbey. Dereham also has a restored windmill, built in 1836, which has changing exhibitions and is open to visitors.
