Three Bedroom Detached House with Expansive Garden & Development Opportunity
Upon entering, you are greeted by a large and welcoming entrance hall, an impressive introduction to the property that immediately conveys the sense of space on offer. The hallway provides access to the principal ground floor rooms and offers ample space for coats, shoes and additional storage, making it both practical and inviting.
The heart of the home is undoubtedly the generous kitchen diner. Thoughtfully designed to accommodate both everyday family life and entertaining, this sociable space provides ample worktop and storage solutions, alongside plenty of room for a substantial dining table. The layout allows for effortless hosting, whether it be relaxed family meals or larger gatherings with friends.
Flowing beautifully from the kitchen diner is a substantial conservatory. Bathed in natural light throughout the day, this impressive addition creates a seamless connection between indoor and outdoor living. With expansive glazing and views across the garden, it offers a tranquil setting for morning coffee, reading, or simply enjoying the surrounding greenery all year round.
The lounge is equally impressive in size and ambience. Large windows allow light to pour in, enhancing the bright and airy feel of the room during the day, while the decorative fireplace creates a cosy focal point in the evenings — perfect for relaxing with family.
To the first floor, the property continues to impress with three well-proportioned double bedrooms. Each room is bright and airy, offering comfortable accommodation with ample space for freestanding furniture. Whether used as bedrooms, guest rooms, or even a home office, the flexibility of these rooms ensures the property can adapt to a variety of lifestyles.
The family bathroom is fitted with a four-piece suite, offering both a bath and separate shower for added convenience. In addition, a second upstairs WC provides further practicality for busy households.
Externally, this home truly stands apart. The beautifully landscaped rear garden provides a private and peaceful retreat, thoughtfully designed to offer both aesthetic appeal and functional outdoor space. Beyond the main garden area lies a substantial additional plot of land, adding significant value and potential.
Within this area sits an outbuilding that currently benefits from planning permission to construct a separate bungalow. This presents a remarkable opportunity for multi-generational living, guest accommodation, rental potential, or future resale value (subject to any required conditions and regulations).
To the front, the property is approached via a driveway leading to an extensive gravelled parking area, providing off-road parking for multiple vehicles — ideal for growing families or visiting guests.

About Dereham
Dereham, in the heart of Norfolk, is controlled by Breckland District Council and is one of the larger towns in the centre of the county with a population of more than 17,800.
It has good access to the A47 to Kings Lynn and Norwich, and its location makes it easy to reach the Midlands. Tourists use the town to access the Norfolk Broads, coastal resorts and other attractions. Historically, it was a farming town, although there is now a large diverse range of businesses.
A ‘must-visit’ in Dereham is the Mid Norfolk Railway, run by railway enthusiasts. The line starts in the town and travels to Wymondham Abbey. Dereham also has a restored windmill, built in 1836, which has changing exhibitions and is open to visitors.
