Family Home, Close to Town and Schools

Lifestyle
------------
We believe this home is particularly suited to a family who need maximum space for their budget. It would also equally suit a couple looking to downsize or perhaps relocate to the area, who still need larger reception rooms but only 3 bedrooms for guests to stay. The home has been well looked after by the existing owner meaning you can move straight in and update as required. There is a shop, post office, schools, parks, family’s club and public house within walking distance and a fast and regular bus service into town and Norwich city centre. The A47 is less than a mile away for commuters.

The Home
---------------

This 1960s property has wide and welcoming entrance hall. There is a kitchen with a breakfast bar which opens into a large 22ft lounge/diner with French doors onto the patio. Furthermore, there is a single garage, laundry room and outside wc connected to the property by a covered walkway, accessible from the kitchen/breakfast room. There is plenty of space around the home with potential to extend to the sides or rear stp.

Upstairs there are two double bedrooms and one single bedroom. There is a modern and stylish 3pc family bathroom suite and airing cupboard. This home is naturally light due to large windows and its spacious position, with no neighboring houses immediately around.

Outside
------------
There is a generous 2 car drive as well as an additional gravel area to the side which may be suited to park a caravan. Additionally there’s a single garage with power and light.
The large garden is mostly laid to lawn with patio and gravel areas and an array of established plants and shrubs around the boarder. The garden is fully enclosed with timber framed fencing and has plenty of space to the back and sides with no neighbouring homes directly against the boundary creating a private garden to enjoy with friends or family.

The Location
-------------------
Dereham is a busy market town mixing both the new with the old. Free parking allows you time to stroll around seeking out the restaurants, pubs and cafes or for an afternoon shop. There are museums, a leisure centre, golf course and schools within the town, or for the nature lovers take a stroll along the Neatherd Moor and the Vicarage Meadow. Slightly further afield are the ruins of the Saxon Cathedral at North Elmham, the wildlife and Dinosaur Parks, Pensthorpe, a bird lovers paradise and Thetford Forest Park. Norwich has good local transport links with the town, with bus services as regular as every half hour to and from the City. Norwich has an international airport and a mainline rail link to Liverpool Street, London.

About Dereham

Dereham, in the heart of Norfolk, is controlled by Breckland District Council and is one of the larger towns in the centre of the county with a population of more than 17,800.

It has good access to the A47 to Kings Lynn and Norwich, and its location makes it easy to reach the Midlands. Tourists use the town to access the Norfolk Broads, coastal resorts and other attractions. Historically, it was a farming town, although there is now a large diverse range of businesses.

A ‘must-visit’ in Dereham is the Mid Norfolk Railway, run by railway enthusiasts. The line starts in the town and travels to Wymondham Abbey. Dereham also has a restored windmill, built in 1836, which has changing exhibitions and is open to visitors.
