Forever Bungalow on the Edge of Town

Are you looking for a forever bungalow in walking distance to amenities and a good bus route? Do you need a private and spacious rear garden which is sunny throughout the day? If you want somewhere ready to move in to this 3 bedroom link-detached bungalow on Boyd Avenue could be perfect!

The Lifestyle
-------------------
We believe the best buyers for this property are looking for a great sized plot and plenty of off-road parking, within a central location which is close to amenities. The bungalow has been occupied by the same family for over 50 years and has a welcoming and homely feel. Flexible living space allows the new owners to work from home, have a separate formal dining room or plenty of space for guests to stay.

The Home
----------------
The bungalow is on the edge of Boyd Avenue backing South onto Norfolk countryside. To the front is a large open green space. The home has plenty of kerb appeal, with mature shrub and flower beds and symmetrical driveways to either side of the home. There is plenty of parking for several cars or a caravan and a carport.

Enter into the central hallway linking to all rooms; on the left are two large double bedrooms and to the right a further double bedroom/dining room. There is a stylish 3pc bathroom suite with fitted storage cupboards in the middle and the reception rooms to the rear of the home. The updated and modern fitted kitchen has enough space for a breakfast bar or small table and a door providing access to the rear garden.

There is also a 14’ x 13’ sitting room which links to an office/study, which is currently set up as a sewing room. French doors from the sitting room lead out into the rear garden which is spacious and fully landscaped. There is further scope to extend or add a conservatory STP, without compromising the outside space.

Fully redecorated within the last six months, this home is ready to move straight in to; the modern fitted kitchen is just 3 years old. Solar panels were installed to heat the water and the garden has recently been landscaped. There are a number of amenities in walking distance which include a shop, Co-op, post office, primary school, social club and public house. The property is close to a regular bus route which will take you into Dereham Town Centre or Norwich City.

Location
----------------
DEREHAM is a busy market town mixing both the new with the old. Free parking allows you time to stroll around seeking out the restaurants, pubs and cafes or for an afternoon shop. There are museums, a leisure centre, golf course and schools within the town, or for the nature lovers take a stroll along the Neatherd Moor and the Vicarage Meadow.

About Dereham

Dereham, in the heart of Norfolk, is controlled by Breckland District Council and is one of the larger towns in the centre of the county with a population of more than 17,800.

It has good access to the A47 to Kings Lynn and Norwich, and its location makes it easy to reach the Midlands. Tourists use the town to access the Norfolk Broads, coastal resorts and other attractions. Historically, it was a farming town, although there is now a large diverse range of businesses.

A ‘must-visit’ in Dereham is the Mid Norfolk Railway, run by railway enthusiasts. The line starts in the town and travels to Wymondham Abbey. Dereham also has a restored windmill, built in 1836, which has changing exhibitions and is open to visitors.
