A House Radiating With Charm
From the moment you step through the front door, the home’s warmth and charm are evident. To your left, a separate dining room offers a bright and comfortable space for entertaining or everyday meals, with a traditional feel and period-style detailing. To the right, the inviting lounge provides a cosy retreat with a wood burning stove and views out in to the garden, making it an ideal space to unwind
Towards the rear of the ground floor, the kitchen has been thoughtfully laid out to make the most of the space. It features a fully electric AGA, ample storage, worktop space and a useful walk-in pantry. Just beyond the kitchen is a rear cloakroom/toilet and a rear lobby, which leads directly to the charming courtyard garden, making access to the outside both easy and practical.
Upstairs, the home continues to impress. There are two well-proportioned bedrooms, both light and airy, with original features. The master bedroom also has an adjoining dressing room with a beautiful stained glass window. A well-presented family bathroom, complete with shower, roll top bath and toilet, completes the first floor.
The property has a wrap-around garden featuring a rear courtyard, ideal for enjoying a morning coffee or evening drink. The rest of the garden has mature planting which creates a private sanctuary, giving Green Haven its name. The garden features a summer house which was previously used as an artist studio, along with sheds and a workshop all connected to mains electricity. To the side of the property, off-road parking provides a valuable convenience, especially in this central location. There is also the possibility of opening the gates into the garden to accommodate additional secure parking for one extra car if needed.
The home is filled with thoughtful touches throughout and a genuine sense of charm, from the original layout to the carefully preserved character features. Double-glazed windows and central heating bring comfort and practicality to this timeless property, making it not just beautiful, but liveable too. Whether you're looking for your first home, a character-filled downsizer, or a centrally located Norfolk retreat, this Georgian gem on Elvin Road is not to be missed. A viewing is highly recommended to fully appreciate the space, style, and personality on offer.

About Dereham
Dereham, in the heart of Norfolk, is controlled by Breckland District Council and is one of the larger towns in the centre of the county with a population of more than 17,800.
It has good access to the A47 to Kings Lynn and Norwich, and its location makes it easy to reach the Midlands. Tourists use the town to access the Norfolk Broads, coastal resorts and other attractions. Historically, it was a farming town, although there is now a large diverse range of businesses.
A ‘must-visit’ in Dereham is the Mid Norfolk Railway, run by railway enthusiasts. The line starts in the town and travels to Wymondham Abbey. Dereham also has a restored windmill, built in 1836, which has changing exhibitions and is open to visitors.
