A welcoming entrance hall sets the tone, leading into a comfortable and well-proportioned lounge, a separate dining room ideal for family meals or entertaining, and a bright conservatory that brings the garden into the heart of the home. The kitchen is thoughtfully arranged with excellent storage and workspace, complemented by a separate utility room and a useful ground floor cloakroom W.C., adding everyday convenience.
Upstairs, the accommodation continues to impress with two generous double bedrooms and two further single bedrooms, all benefiting from built-in wardrobes providing excellent storage. The principal bedroom enjoys the added luxury of its own en-suite shower room, while a well-appointed family bathroom serves the remaining rooms.
Outside, the property truly comes into its own. A brickweave driveway to the front provides parking for up to three vehicles and leads to the garage, offering further parking, storage, or workshop potential. To the rear, the garden is mainly laid to lawn and framed by established hedging, creating a pleasant sense of seclusion and privacy—an ideal setting for outdoor dining, entertaining, or relaxed family living.

About Dereham
Dereham, in the heart of Norfolk, is controlled by Breckland District Council and is one of the larger towns in the centre of the county with a population of more than 17,800.
It has good access to the A47 to Kings Lynn and Norwich, and its location makes it easy to reach the Midlands. Tourists use the town to access the Norfolk Broads, coastal resorts and other attractions. Historically, it was a farming town, although there is now a large diverse range of businesses.
A ‘must-visit’ in Dereham is the Mid Norfolk Railway, run by railway enthusiasts. The line starts in the town and travels to Wymondham Abbey. Dereham also has a restored windmill, built in 1836, which has changing exhibitions and is open to visitors.
