What will renting this property cost you?

As well as your regular rental payments, you may also be required to make the following permitted payments.

 

Prior to the start of the tenancy

Holding Deposit – 1 week’s rent

Security Deposit – 5 week’s rent

 

During the tenancy

Late rental payment interest charge – 3.75% of amount owed

Change of tenancy charge - £50

 

If you require a key or key fob for the property to be replaced, the cost of the replacement key/fob will be passed on to you with an invoice to demonstrate proof of cost.

If you request an early termination of your tenancy, outside of any break clause stated in your tenancy agreement, you may be required to make payment of rent until the tenancy is terminated and cover the loss incurred by your landlord. You will be provided with an invoice to demonstrate proof of the landlord’s loss.

 

Unless otherwise agreed in your tenancy agreement, you will also be responsible for paying for the following (if connected to the property):

Utilities – gas, electricity, water

Media – telephone, broadband, television packages (satellite/cable) and television licence

Council Tax

haart is a registered member of the Propertymark Client Money Protection Scheme, which is a client money protection scheme to ensure your money is handled with in the correct manner. We are also members of The Property Ombudsman, which is a redress scheme for consumer complaints. Pre-Tenancy Administration Fees 

Tenancy Set-Up Fee

£330 incl. VAT for one tenant
£78 incl. VAT for each additional tenant

This fee is for:

  • Production of the tenancy agreement including any individually negotiated clauses
  • Compiling, submitting and completing reference reports for submission to your prospective landlord
  • Obtaining acceptance of your reference reports from your prospective landlord
  • Obtaining and verifying all safety certificates and consents are in place prior to the move in date
  • Arranging quotes and organising any work required pre-let
  • Ensuring all paperwork is complete and in place prior to the move in date
  • Arranging for the appropriate deposit documentation to be signed
  • Taking payment of the move in monies
  • Registering the deposit with the TDS and issuing a certificate of registration, where applicable

 

Guarantor Referencing and Deed of Guarantee Fee

£78 incl. VAT for each guarantor required
This fee is for:

  • Compiling, submitting and completing reference reports for any guarantors for submission to your prospective landlord
  • Obtaining acceptance of the reference reports from your prospective landlord
  • Production of the deed of guarantee

 

Check-In Fee

£120 including VAT for a studio property + £10 per additional bedroom

This fee is for:

  • Completion of the inventory report and a walk-around of the property with an appointed representative


End of Tenancy Fees


Extension Set-Up Fee

£118.80 incl. VAT

This fee is for:

  • Production of the extension tenancy agreement

 

Change of Sharer Fee

£360 incl. VAT 
£60 incl. VAT for each additional tenant

This fee is for:

  • Re-drafting of the tenancy agreement
  • Compiling, submitting and completing reference reports for new tenants for submission to your prospective landlord
  • Obtaining acceptance of reference reports for new tenants from your landlord
  • Arranging for the appropriate deposit documentation to be signed
  • Re-registering the deposit with the TDS and issuing a certificate of registration, where applicable

 

Landlord Reference Fee

£30 incl. VAT per reference requested

This fee is for:

  • Administration costs for providing a reference for former tenants
