Staging an Open House


Are you going to be hosting an open house event at your property soon but unsure how to prepare for it? Whether you’re going to be at the open event or not, there are some things you can do to make your property feel like a true model home.

Focus on the first impression

You want your guests to be instantly impressed when they pull up to your home, so pay close attention to the front of your property first to land that a terrific first impression. Begin clearing the nearby pavements and walkways of any leaves and muck – perhaps give them a power wash if needed. Then ensure the front garden – if you have one – is looking as pristine as possible. Don’t forget to also clean the windows and fix any paint issues that are visible.

Start cleaning

Even if you’ve cleaned as much as possible, there’s a chance you may have missed some areas; so ensure you check and clean each room a second time (just to be sure!)

Revolve around the target buyer

Try and find out what sort of guests will be stopping by, since all buyer profiles vary quite a bit; from first time buyers to young families, different buyers want different things. If possible, try to stage your home around who is visiting. For example, a third bedroom could be staged as a storage or entertainment area for families or as an entertainment room for young couples.

Open up

Remove as much clutter as you can from your open spaces and store it. You can then arrange your furniture to create as much walking space as possible. Don’t go overboard however as you still want your property to feel like a home and not just a large empty space.

Lighten up

No matter what time of day it is, you should try to introduce as much natural and artificial light as possible. Open the curtains and turn on all artificial light sources to really enhance the look and feel of your property.
