22nd October 2007 Crossrail go-ahead puts Maidenhead in front as

The historic Chiltern town of Maidenhead is tipped to be London’s best performing commuter town, as travelling times to the Capital’s centre will be slashed to only 20 minutes.

haart estate agents reveals that the popular and picturesque town, which has already seen property prices increase by 18% this year, represents an excellent investment opportunity. Now the Crossrail has been given the go ahead, the average property price currently at £300,000 is set to rise by a further 20% in the next five years, as a growing number of commuters and families look to the area, which offers well-priced housing, excellent schools and beautiful surrounding countryside.

Maidenhead, located on the banks of the river Thames in an area of outstanding natural beauty, sits in one of the most prosperous regions of the country and is only 20 miles west of London. However, with a high proportion greenbelt land and 184 hectares of open space across adjacent Royal Windsor and Maidenhead, there is plenty of opportunity to enjoy the countryside. There are also many places of historical interest, including Windsor Castle, which is a 10 minute drive away.

Maidenhead has excellent access by both road and rail.  The M25, M40, M4 and M3 are nearby and as such the area is very popular with workers in the ‘silicone corridor’ along the M4. Heathrow Airport is a few miles away and Gatwick can be accessed in 45 minutes.  Direct trains into London Paddington currently take half an hour and commuter times will be reduced by a third as a result of the Crossrail development.

Jane Matthews, Branch Manager of Maidenhead haart Estate Agent, comments: "Maidenhead and the surrounding area is attractive to families who seek a better quality of life and proximity to London.  The town itself is well-served by high street shops, boutiques, restaurants and bars and the schools are excellent."

"The choice of housing reflects the popularity of Maidenhead with families. Most properties are three or four bedroom homes priced £340,000 - £500,000 with some of the most sought-after properties being up-market riverside houses. The market is buoyant, and there has already been a substantial rise in property prices. However, homeowners that remain in the area will see even greater returns. The completion of the Crossrail line in 2017 will definitely boost prices further, as Maidenhead becomes a preferred spot for commuters."
