Lilymere & Hazelmere, Pond Cottages, Broomfield, CT6

A Generous New Home

A rare opportunity to acquire two exceptional, newly constructed detached residences — Lilymere and Hazelmere — positioned in an idyllic waterside setting within the highly regarded village of Broomfield. Overlooking a tranquil pond and thoughtfully designed to complement their surroundings, these striking five-bedroom homes offer a refined balance of contemporary architecture, generous proportions and carefully considered family living.

From the moment of arrival, both properties make an immediate impression. Sympathetically designed to sit comfortably within the street scene and neighbouring homes, the architecture is timeless in its approach while delivering all the advantages of modern construction and energy efficiency.

Arranged across three floors, the accommodation has been intelligently configured to suit modern lifestyles. At the heart of each home lies a superb open-plan kitchen and dining space, complete with breakfast bar and extensive glazing. Full-width bi-folding doors open directly onto the rear garden, creating a seamless connection between inside and out — ideal for entertaining or simply enjoying uninterrupted views of the outdoor space throughout the seasons.
A separate utility room provides practical day-to-day functionality, keeping the main living areas uncluttered, while a well-appointed ground floor cloakroom adds further convenience. The principal reception room enjoys an enviable outlook across the pond, offering a peaceful and elevated living space away from the main kitchen/dining hub.

In terms of accommodation, each home offers five bedrooms in total. Four well-proportioned bedrooms are arranged across the first floor alongside a stylish family bathroom. The fifth bedroom provides exceptional versatility and can be used as a study, nursery, guest room or additional dressing space depending on requirements.
The top floor is dedicated to an impressive principal suite, complete with en-suite shower room and a dedicated walk-in wardrobe/dressing area. This space offers excellent potential for bespoke fitted cabinetry, subject to purchaser specification, allowing a truly tailored finish.

Externally, both homes benefit from generous off-street parking, EV charging provision, and convenient front, side and rear access points. The gardens have been designed to complement the setting, with the pond outlook forming a particularly attractive and distinctive backdrop.

The location provides excellent day-to-day convenience, with a range of local amenities, highly regarded schooling options and transport connections within easy reach. Nearby railway stations offer direct services towards London, making the homes well suited for commuters, whilst the recently opened David Lloyd health and wellness club offers premium fitness, leisure and spa facilities.
The homes are also exceptionally well placed for enjoying the Kent coastline, with the seafront and beaches of Herne Bay approximately 2 miles away. The surrounding area is particularly well regarded for its selection of highly regarded primary and secondary schooling options, including a number of Ofsted-rated Outstanding schools within comfortable reach, further enhancing the appeal for families seeking both lifestyle and practicality.

Set within a peaceful and increasingly sought-after village environment, Pond Cottages offers a lifestyle that combines tranquillity with connectivity, countryside feel with modern accessibility.

Lilymere and Hazelmere represent a rare opportunity to acquire two substantial, design-led new homes, offering space, quality and setting in equal measure.

About Herne Bay

Whitstable and Herne Bay neighbour the historic villages of Reculver and Herne and are part of the City of Canterbury local government district. Herne Bay’s seafront is home to the world’s first freestanding purpose-built clock tower, built-in 1837; from the late Victorian period until 1978, the town had the second-longest pier in the united kingdom.

The Herne Bay Festival occurs annually in August, lasting for 10 days and consisting of free music, performances and creative commissions which provides family fun, competitions, walks and exhibitions for locals and tourists.

Herne Bay also is home to the Herne Bay Little Theatre, a playmakers drama society with a 72-seat theatre in Bullers Avenue.  In 2007 the theatre won a large grant from the Big Lottery Fund to renovate and extend theIr building and provide disabled access.

There are a number of universities such as the University of Kent nearby, as well as other good schools in the area.

Whether you’re looking to live near the sea, near good amenities or a preferential school, we can help you find your ideal property in Whitstable and Herne Bay.
